The table below uses figures from Spokane County tax records.

  You can access these records on line at  SpokaneCounty.org.

 

 

County Records list 63 properties in Sundance Meadows.  Nearly half are undeveloped lots with no stated value.

33 properties showed an appraised value on county tax records. These are properties with a home.

29 of those properties show a tax history of more than one year so that we can compare years.

4 of the 29 have tax exemptions.  We left them out because they skew the calculations.

3 more of the 29 show exceptional increases in value due to unusual circumstances, and so we left them out.

What we included here creates an un-skewed picture.

 

The Annual Property Tax at Sundance Meadows actually decreased

 on the regular 22 appraised properties with homes.

 

 

Average annual decrease = $174

Highest 1 year decrease = $625 (marked with #)

Highest average yearly decrease = $281

Lowest average yearly decrease = $12

Water and Sewer 

One benefit of Sundance Meadows is that Water and Sewer are billed to the community manager at a bulk rate and then split between residents.  This results in a lower monthly cost than homes that are billed indivudually outside the community.   Ask us for current averages. 

Gas and Electric 

The amounts below are the high, low and average utility bill as of September 2008 for the previous twelve months for the homes in Sundance Meadows.  The Average utility bill is $112. 

This is a snapshop of the actual amounts provided by Avista.  Bills will vary due to your usage and utility rates.  The individual address is not included below.  Current amounts for any address can be obtained by calling Avista and asking for billing history for that address or for all homes in Sundance Meadows at (800) 227-9187.
